JAAP Building Services (JAAP Property) was appointed as principal contractor to deliver the redevelopment of the former Corrib Rest pub in Queen’s Park. The three-storey building, which had stood vacant since 2015, was transformed into a modern, fully equipped campus for the Institute of Contemporary Music Performance (ICMP).
This complex, multi-phase project was delivered over three years and increased ICMP’s teaching and performance space by 14,000 sq ft, complementing their existing Kilburn site. As part of a £2.5 million local development initiative, the scheme has created a flagship facility for one of the UK’s leading music education providers.
Our Work
Phase One – Recording Studios (2021–2022)
We began by constructing a suite of high-end recording and production rooms, including:
- Three professionally designed recording studios.
- A Dolby-certified post-production facility with a dedicated foley space.
- A mixing and mastering studio with advanced acoustic treatment.
These works established the foundation of ICMP Queen’s Park as a centre for music technology and production.

Phase Two – Venue & Student Facilities (2022)
In September 2022, we completed the second phase, which delivered:
- A fully equipped live music venue with professional-grade PA and lighting.
- A new student café and breakout areas.
- Additional classrooms, production rooms and specialist tech suites.
- Accessibility upgrades, including the installation of a new lift.
This stage transformed the building into a vibrant, multi-purpose space designed for both performance and learning.


Phase Three – Expansion & Specialist Spaces (2023)
The final phase brought the remaining areas of the building into use, including:
- New tech and tracking suites.
- A dedicated podcast studio and small collaboration rooms.
- Extra classrooms and professional services offices.
By 2023, ICMP Queen’s Park was fully operational, offering students state-of-the-art facilities in every area of music study.

Collaboration & Design
We worked closely with Veale Associates, led by Eddie Veale, whose award-winning acoustic and studio design expertise shaped the technical spaces. This collaboration ensured professional-grade studios and live rooms, matching industry standards and enhancing the learning environment.
Outcome
Through careful planning, phased delivery and close collaboration with designers and the client team, JAAP Building Services successfully delivered a landmark education facility. ICMP Queen’s Park now houses advanced recording studios, live performance spaces, teaching rooms and social areas — giving students access to some of the most advanced music education facilities in the UK.
